00:11When I was coming to Canada, there was no particular expectation because I was just like
00:18I've been this this this anxiety and then there's happiness at the same time you know when you are
00:27leaving your your comfort zone to go to the unknown so I didn't know what to expect to be honest
00:33but
00:34one thing that I found out because I lived in Montreal for a while and then I came to Ottawa
00:39and then one of the things that I first noticed in Ottawa is that Ottawa is a very virgin land.
00:47When you when you talk of stability in business I've tried so many business in Nigeria
00:53I've recently I bought about 37 plot of land in Okwaja and trust me trust Nigerian government
01:01the coastal road was moved into my land and I lost about about 15 plot of land and I don't
01:09want to try
01:09that anymore you know when you when you think of proper investment you look at the country that is
01:15stable that the government will not wake up one day and tell you no sorry this land is supposed
01:20to be for for road or for whatever after getting the governor's consent right but now we're here in
01:28Ottawa look at this beautiful piece of land you know you are secured you pay for it you you can
01:36go and rest
01:38most immigrants they struggle with being able to qualify for mortgage in Canada because number one
01:45they don't have a credit score and that puts them at a big disadvantage
01:50Beaver Homes is based in Ottawa and we are arguably Canada's biggest black owned real estate
01:59development company we began operations in 2019 in Ottawa and we focus on two key things number one is
02:09affordability our vision is how we can help Canadians to get affordable housing we try to bridge the gap
02:16between people who are immigrants into Canada and want to get affordable housing in Canada
02:25so one thing Beaver Homes is known for and that's our niche is service lots instead of you buying a
02:34ready-built home from a big home builder we offer you the opportunity and flexibility to buy the land
02:41and then build to your own taste now what was a service lot or a service plot of land it's
02:47actually
02:48that which is you know within a controlled environment you have water you have road you have the
02:54walkway you have hydro all the facilities all the infrastructure is built our service lots go for
03:00as low as 120 000 Canadian dollars for a 400 square meter parcel of land on that you can build
03:10to your
03:10own taste for as low as 120 dollars per square feet looking at the cost of the land plus cost
03:18of the
03:18construction you can finish your project with less than 400 000 for a fully detached home if you're going
03:26to buy that from a builder or a big home builder you'll spend at least six to eight hundred thousand
03:33dollars so you're saving about three hundred thousand dollars just by buying land and building it by
03:38yourself when you buy a service lot and then build by yourself you save a lot of money then now
03:46if you
03:46want to reserve that completed home you'll find out that you can always use the profit to buy another land
03:54and then buy another home so you see in the second phase of that investment you're already having
04:01two assets a landed property and a home and so if you move in the third phase you understand what
04:09you
04:09could have like maybe two plots of land and two houses a very good example i've got people that bought
04:15land from us and they couldn't build and they kept it for like two three years after a couple of
04:22years
04:22to sell it they made almost double their money just by holding and keeping the land so that's one
04:28excellent way you can make money by buying land i also thought that if i'm going to build something on
04:34that land first of all it's going to be cheaper for me and then i can actually design the the
04:40kind of
04:40house that i want mortgages are not assets they are liability so and with your income the income is the
04:49purest asset you can think of you know after tax why would you use a pure income as such to
04:56invest
04:57into a liability as a mortgage no the land the service plot of land is a pure asset so income
05:05that become that begets another pure asset will give you pure equity this is how you grow i think then
05:13i bought it for around 220k and my goal i told him what my goal was um he came with
05:23his team he assessed
05:24everything and then he he helped me with this financing from the government the cmhm if you want
05:31to buy land from beaver homes with as low as twenty thousand dollars down payment you can actually secure
05:39your own land and we give you up to 24 months installment payment to finish paying for the land
05:46apart from the land when it comes to constructing the home we can help you secure financing from
05:51banks we have partnership with all the big banks all the lenders even if you don't have good credits
05:57we have partnership with some excellent b lenders and private lenders who can help you finance your
06:03projects and construction you know when you invest in canada what do you get you get the permanent
06:08residency you get the residents in canada so for those people looking for how to come to canada or
06:14how to get their papers of the resident or prominent resident here this is the right channel when
06:20you do business with biva homes we look after you very well from the beginning to the end from
06:26start to finish we don't just sell land unless and go to sleep we stay with you all through the
06:31journey
06:31from financing to construction we are the only african we are the only nigerian only 100 owned
06:39company who is selling down in canada canada is not a place where they cheat you they take your money
06:44and run no that doesn't happen because it goes through the right process and the government has
06:48they will have the backing from the government so i don't see any reason why you should be afraid to
06:53purchase lands or houses from beaver homes and then i'm very ambitious i'm very conscious of um
07:00me wanting to do more for myself i'm leaving like the footprint living something you know for my
07:07kids you know like the bible said that a good man you know will for their children so i want
07:13to be
07:13a good man i want to be able to i don't want my kids to start from the bottom how
07:17i started from the
07:18but i want them to have um life even though it's one level two levels you know advantage about their
07:26colleagues when they grow up
