00:02It's no secret demand for land in Brisbane is high.
00:08Even this pint-sized driveway in Petrie Terrace attracted plenty of interest.
00:14The 185 square metre block selling at auction.
00:18It is going, going, done and sold.
00:22855, is that a bit of a record for this size?
00:26For this size, yes, it probably is.
00:28Recent changes to the city's planning laws would allow blocks to be even smaller than that.
00:35Council passed laws this week which slash minimum lot sizes from 260 square metres to 120 in low-medium density
00:44residential zones,
00:46which covers about 14% of the city.
00:49The changes also allow higher developments, up to three and four storeys in some areas,
00:54moves which are expected to unlock 6,000 new homes.
00:58The LMR zoning by its nature is close to public transport, close to shops, close to services,
01:05so it makes sense to put that density in a location that has all those attributes.
01:10The property industry says the changes are a great start, brushing off concerns about reduced block sizes.
01:17We've been building homes on small allotments across this country for 20 to 30 years.
01:23Saying it's ready to build.
01:25We're really talking about facilitating duplexes and triplexes, which is something that we don't see in this city.
01:32Other planning rules will still apply and already council is being urged to do more.
01:37If you're still requiring each of those homes to have car parking requirements, garage spaces, frontage requirements,
01:44they're not going to fit on Brisbane's long, narrow lots.
01:47We're doing some work as we do for the elements.
01:49Ready to go.
01:49Here we go.
01:50Let's get started.
