Regional South Australia is bucking the national housing trend. While prices have fallen across all capital cities, in smaller cities and towns in SA, they've risen more than anywhere else. Those searching for a tree change or sea change seem to be driving the trend, but there are signs it may be starting to slow.

00:02Helen Burns ditched the outskirts of Adelaide to move to the Coonawarra region back in April.
00:07The house itself is double the size of the house we had in the hills,
00:11so we really do feel like moving to Panola has been great value for our money.
00:17Likely more valuable than when they moved in.
00:20Data from Domain shows house prices in regional SA saw a quarterly rise of 6.3%,
00:26the steepest nationwide.
00:28That's as New South Wales, Queensland, WA and Tassie all saw their regional prices head south,
00:35and every capital city dropped over the same period.
00:38The RBA lifted interest rates to a 15-year high four weeks ago.
00:42The data doesn't capture what's happened so far in October,
00:45but agents say business has dried up.
00:48Probably the quietest in 28 years I've ever seen with lack of traffic coming through.
00:53The phone at this agency has stopped ringing.
00:56Very quiet at the moment.
00:58The median house price here in regional SA was just under $600,000.
01:03Still more than a million dollars cheaper than a house in Sydney.
01:06So when capital cities get just too expensive,
01:09you do see large numbers of people looking at regional housing markets as a more attractive option.
01:15Come November, if there's another interest rate rise,
01:17it's another level of pain for the buyers.
01:19A pain that could push mortgages up, but prices down.
01:23I'm hoping that perhaps prices will remain.
