03:12our search in Westmeath where the
03:14average house price is in and around
03:17290 000 euro this four bed property
03:20sits on the main street in Clonmelon to
03:23the front it has two former retail units
03:26while at the back and upstairs is the
03:28accommodation it also comes with a stone
03:32outbuilding and a field to the rear while
03:34Dublin is just over an hour away the guide
03:38price is 275 000 euro
03:41there's quite a lot going on here we have
03:44two former retail units to the front we
03:47have a four bedroom two bathroom house
03:50accessed by this door here and then a
03:52little bit of space out the back as well
03:55okay is it a lot it's slightly different to
03:59what we imagined it but we're very open
04:01minded I think the key point for us was
04:03space and it's definitely got the space
04:06I actually love the setting it's a lovely
04:08town so Ty talk to me about this house
04:10I think it would have been two houses
04:12originally yeah you're talking a building
04:14from around 1870 so if you can see past
04:17the grey paint the mixture of PVC
04:20aluminium timber windows this is a beautiful
04:23building well we've a lot of house to see
04:25will we get inside yes yes
04:32so when we come down to the end of the
04:33hallway we're into the downstairs living
04:35space we have two good-sized living
04:37rooms then we have a big utility area
04:41we have a downstairs bathroom and a
04:42shower and then back around to this
04:45really nice kitchen I think I'd have to
04:48walk it a few times yeah to get my head
04:50around us the kitchen there's a lot more
04:52modern look to us yeah and it does seem
04:55like there's been a bit of money spent
04:56in it in recent years so yeah whereas the
04:58other two rooms they're sitting rooms
05:00they'll see you probably don't really
05:01need to upgrade them if you just like
05:03them the way they are I noticed there
05:04isn't a huge amount of light in the
05:06sitting room so I'm wondering is there a
05:08way we can open up that space I suppose

05:16and then these two rooms at the rear the
05:18kitchen utility are a further extension
05:20under a flat roof yeah so the middle ones
05:22get if it squeeze the light so I think

05:27and you amalgamate and you get an open
05:29plan kitchen dining living and more
05:31suitable for modern family life yeah
05:33and it's relatively easy to do yeah

05:39building we have your two commercial
05:41spaces I've been told that in the 1930s
05:44the 1950s this used to be a sweet shop
05:47but I'm thinking maybe a clothes shop as
05:49well in its day does anybody remember

05:54I love the old features yeah so
05:55different there is a suite of
05:57exemptions now that encourage commercial

06:01residential a good building is a
06:04building that can adapt and this has
06:06gone from being a house to sweet shop
06:09to drapery shop potentially you've two
06:11studio apartments here yeah there's so
06:14much that you could do it so we have
06:18bathroom a bedroom another big bedroom
06:24another bedroom oh another bathroom
06:27here and then straight in then to the
06:30master suite oh wow I feel like upstairs
06:33just goes on forever doesn't it I
06:35counted four maybe five bedrooms two
06:38bathrooms yeah huge really high ceilings
06:40and a lot of little stairways I love all
06:42that you would get lost here you would
06:44but it's lovely it's very different
06:45yeah it's all workable and big rooms
06:47yeah so the boys compared to what they
06:49have they're big big rooms for them
06:51they'd really enjoy it so you've
06:53potentially the master suites of master
06:55suites here to know what your walk-in
06:57wardrobe my imagination's just running
06:59wild now the chance of having a walk-in
07:01wardrobe never thought I'd see that
07:03happen and you could tip along something
07:05that you'd have to do straight away you
07:07could actually interior move in so if you
07:10come in through this gate here you've
07:12access from the main street directly
07:14into your own backyard next we have a
07:16lovely stone outbuilding and then back
07:19here this fantastic field oh okay is that
07:23enough outside space do you think just
07:30you wouldn't think you're on the main
07:32street of anywhere it's an it's
07:34incredible it's like a mullet hairdo it's
07:36business and unassuming at the front
07:38yeah it's a party in the back that's
07:41exactly what it is so the guide price for
07:44this all of it is 275 but the highest
07:49offer at the moment is only 245 wow it's
07:52incredible it's a lot to take in there's
07:55just so much space it's got everything
07:58in reality it ticks all the boxes

08:04next we're staying in Westmeath and
08:07heading to moat this extended cottage
08:10sits overlooking fields and is a short
08:13walk to the town it comes with a good
08:16sized garden is about an hour and 20
08:18minutes from Dublin and has an asking
08:21price of 265,000 euro so Nicola Noel we've
08:25a little bit of a different prospect
08:27for you with this one we're in a more
08:28rural location but we're still very very
08:30close to moat you're not too far from
08:33the motorway either exactly so talk to
08:35you about this cottage what do you think
08:36it's pretty it is pretty it feels small
08:39but I have a feeling when you go in it's
08:41not going to feel like that okay it's
08:43really well looked after as well and it
08:45doesn't seem to be a huge amount to work
08:46to do on the outside and what age is it
08:48even I would think late 1800s early 1900s
08:52it was originally a two up two down it
08:54was extended then sometime last 50 years
08:57it's well maintained there's a nice
08:58little character the gate and the wall
09:00those little rafters popping out look at
09:03them aren't they gorgeous look solid yeah
09:06it looks it looks kind of bulletproof doesn't
09:08it yeah so I brought you into the kitchen
09:14first we're in the rear extension this is
09:16the biggest room in the house we have a
09:19room off it to the side here and then our
09:21bathroom on the other side small it's
09:24more more of a cottage feel to us yeah
09:26what do you think you know I like it it's
09:28quaint it might be a little bit of a
09:30squeeze with five of us it might just a
09:32bit but we're open to looking at options
09:35with it a couple veluxes it and that would
09:38help make it feel more spacious so there
09:41are options so we're in what would have
09:45been the original two up two down cottage
09:47at the moment we have a small living room
09:49here and then a small double bedroom
09:51next door the floor is interesting
09:54yeah yeah nice high ceilings you've got
09:57wall-mounted TVs to make room to make it a
10:00sitting room got the open fire which is
10:02what we were looking for yeah is there room
10:04to move things around in here yeah I think
10:08the obvious thing to do is take the
10:09kitchen dining and amalgamated with this
10:11room put open spindles on your stairs so
10:15you can see all the way through but it
10:17still zones the spaces then alternatively
10:19you could rotate that stairs 90 degrees
10:21along here and maybe turn it okay so
10:26there's no surprise that we have two
10:27bedrooms upstairs in our two up two down
10:29but they're nice bedrooms and we still
10:32have character I actually feel like we've
10:33more character up here I love the ceilings
10:36I love the pitch on them and lovely big
10:39windows I like the old parts of it so the
10:43door the light switch yeah the house is
10:45quite deceiving from the outside I mean
10:47it's a compact little house but it does
10:49have great space these upstairs and these
10:51two up two downs are actually really nice
10:53yeah and I think as part of that up here if
10:56you look in that storage space there in the
10:58eaves of the extension it's not big enough
11:00for what we call a habitable room like a
11:02bedroom or a living room but if you put a
11:05dormer on there you would get a generous
11:06bathroom shower room to serve these two
11:09bedrooms upstairs yeah perfect what are your
11:13thoughts yeah it's nice I do like it it's
11:16very cottagey I love how manicured the
11:18gardens are is there the potential because
11:21we've got a bit of land a bit of space
11:23out here to come out this way absolutely
11:26yeah yeah it might be a regular shape
11:28plot but there's plenty of space in it to
11:30to extend as you said the key point was
11:32to get each of the boys and ourselves
11:34everyone have a room and which it does
11:37tick that box so the guide price for this
11:39house is 265,000 how does that sit with
11:42you good it's still under our budget so it's
11:45and we've enough left over to do anything
11:47that we needed to do I'd love to restore it
11:50back into the old style the style it was
11:52originally yes you're going backwards
11:54not forwards yeah she's our kind of girl
11:56Tyg Nicola and Noel have now viewed two
12:01properties with house one looking like the
12:04favorite let's see what they make of my
12:06final choice I love this you can feel it
12:09it's cozy already I'm searching for a house
12:18with Nicola Megan and Noel Lally having
12:21outgrown their mid terrace in Meath they're
12:24looking for a property no more than two
12:26hours from Dublin that could provide more
12:28space for their family of five so far I've
12:32shown them two places for their budget of
12:35275,000 euro plus renovations house one was
12:40this four bed property with two retail units and
12:44a guide price of 275,000 euro house two was an
12:49extended cottage with potential up for 265,000
12:54euro before we view the final house I've headed to
12:58Abbey Leakes in County Leash I'm meeting Jackie
13:02Bo who bought a derelict cottage at auction with her
13:05husband Darren that they've developed into a family
13:08home so Jackie you bought this at auction what was
13:12that like it was an experience we always knew we
13:16wanted to build but Abbey Leakes is such a
13:19sought after town that to buy a site on its own it was
13:21just going to be too expensive yeah so we were
13:23kind of on the lookout for some sort of renovation
13:26job that we could extend onto obviously you can get the
13:29derelict property grant which is 70,000 euro and our budget
13:33was kind of like 150 because we were taking the grant
13:35into consideration we were last bid anyway so you
13:38obviously looked at a lot of houses what set this one
13:40apart just the whole setting of it when we came to see
13:43it for the first time just got a good feeling like
13:45straight away and like the view is just amazing and
13:48Darren can't be with us today but I'm assuming it was a
13:51joint effort yeah absolutely
13:58so we're in the original cottage first aren't we it's
14:01small very small but it's lovely it's only that you kept
14:05it as part of the place I suppose it's where it all
14:07started definitely wanted to retain every part of the cottage
14:10that we could this is going to be like the most special room
14:13because we really want to bring it back to life we were told it
14:16was built in the early 1900s it was three rooms the room
14:20we're standing in now was there like living dining kitchen the
14:24office was a bedroom and then it leads into the rest of the
14:28the house with our arch there that was original as well but
14:32yeah there was ten people that grew up here which is mad
14:36thinking that's great now I know and totally normal in its day
14:40yeah absolutely yeah oh wow this is magnificent I can't get over
14:49the height of the ceilings the beams oh my god everything's just stunning so
14:54you built out to the side basically yeah to take in that view I assume yeah
14:58absolutely so you also have a utility bedrooms and a bathroom on this ground
15:03floor there's a lot here who did all the work my sister-in-law Kate was the
15:08architect then Darren's friend done all the digging then my dad and my brother
15:15Ciarán built the house they're block layers and then Darren and his cousin Brendan
15:21and other cousins helped roof it and then Darren and my other brother Shane slated the roof
15:28even though they're electricians the list goes on and on and Darren's dad was here every
15:33every day we needed any bit of help as well and anyone that came to visit ended up with a
15:38job
15:38it was just basically a big family group effort family and friends yeah lovely lovely
15:44we wouldn't have been able to do anything without them wow
15:53so up here we have two bedrooms one of them being this magnificent master bedroom this is insane
16:00it's not finished yet but we're getting there it's close now yeah it's close and that view again
16:05the same direction as the cottage yeah the roof of the cottage just below you when you look out
16:11yeah you're really looking at the same thing that people were looking at a hundred years ago
16:14yeah absolutely like it's funny because the cottage is so small square footage wise when it comes to
16:20the grand scheme of the house but it doesn't play a small part at all does it it's like everything
16:25yeah grew from it yeah absolutely without the cottage we wouldn't be standing right here at all
16:32how much did you pay at auction for the cottage and the land the cottage and the 0.6 of
16:37an acre was
16:38125 000 euro okay and how much was the build cost we have spent 275 000 and that's including the
16:4670
16:47000 euro grant so your labor that the lads gave you and the grant went a long way yeah so
16:53like we added
16:53up how much money we saved by doing all the work ourselves saved 110 000 euro by doing that wow

17:00that's fantastic are you happy with it yeah very happy now we still have a lot of work to do
17:05but it'll all
17:05come in time it's a credit to you like the whole family the whole community and that little cottage
17:11that's been standing here 100 years it's fantastic yeah this house is a new build as well as a renovation
17:18but buying the cottage instead of a site that was a great move and it was the inspiration to create

17:25impressive family home in a great location for nicola and noel's final property i'm moving the
17:33search to county carlow and the town of boris this three-bed house sits on the main street and comes
17:40with
17:40a large plot to the rear outbuildings and a huge shed it's about an hour and a half's drive to
17:47dublin and
17:48comes with a guide price of 225 000 euro it's a nice spot isn't it lovely yeah very picturesque
17:55yeah it's a gorgeous village isn't it it's a busy little town so for our property we have a three
18:00-bedroom
18:00townhouse loads of space out the back outbuildings galore and quite a bit of character left intact
18:06inside the house too so lovely mix yeah beautiful house do you know it's got the ashlar banding with the
18:12diagonal motif it's got a granite door surround it's got beautiful touches it does
18:18need work there is pairing back things to be investigated but the base is like that would be
18:23beautiful when it's done looks brilliant looks amazing actually with a lot of character and only an
18:28hour and a half from dublin great we have a look inside then brilliant yeah so when you step in
18:35directly off the street you end up in this strange little room here we have a corridor leading down to
18:40the right and then a long kitchen to the left now i've been told that this used to be a
18:45little shop
18:45back in the day and there was a petrol pumps outside yeah so it explains the layout a bit
18:51the sliding doors are interesting slightly more modern edition yeah yeah i love the high ceilings with the
18:57paneling it's like a little reception area it kind of is i think if you could almost simplify you would
19:03bring
19:04it back a lot closer to the grand house it was in the very beginning yeah you try to find
19:08those original
19:09walls and they're apparent here that tongue and groove clad partition we know that's an intervention
19:14yes so that kind of stuff goes so off the hallway we have this great living room we have a
19:22large bathroom
19:23to the back of it and then another room to the rear of that again it's a kind of an
19:28odd layout but there is a good
19:29bit of space over here i love this you can feel it it's cozy already even without anything done with

19:35it yeah it takes a lot of boxes this one this is way more now to me what this house
19:40would have been
19:41like in day one yeah i love the layout it's still a cozy feel to it i think even though
19:46the ceilings
19:46are high you don't feel it this room here though tyke this is the biggest bathroom i've ever seen
19:51off the living room yeah you've three bedrooms upstairs you've a room back there and so i'd be looking to
19:58potentially make that a bedroom with non-suite and in this room you start having the exorcism of
20:04textures the mag you were talking about oh god imagination going again
20:13so upstairs here we have three good-sized bedrooms and then we have a large bathroom at the back
20:18there's a lot of characters still on show up here i mean there's no getting away that there's work to

20:23done but i feel like you get a lot with this place don't you yes i love this room i

20:29that is unbelievable it's actually like the sitting room was replicated up here it's exactly that yeah
20:35it's a huge room they're all huge rooms so there's more than just cosmetic work in this house there's
20:40likely plumbing electrical work investigating the walls and the roof and structure but the rewards here
20:48could be magnificent space is there so it's just maybe a bit of jiggery pokery to to get it working
20:54around what we need it for yeah so out here we have plenty of space we have road access for

22:20two retail units in county westmeath up for 275 000 euro staying in westmeath we saw this extended cottage
22:30with a guide price of 265 000 euro and we ended up at this three bed townhouse in county carlow
22:39on the
22:40market for 225 000 euro two counties three properties yes which one was the favorite well it's kind of
22:50yeah yeah definitely the first one we were sold oh in agreement as well look at you yes yeah ticked
22:58so
22:58many boxes for us um things we didn't imagine a town could we thought we needed to look further out
23:04we'll probably go back and see it again yes yes very important yeah yeah i haven't stopped thinking
23:13about it since we were there yeah you showed us what we really needed and what we wanted for the
23:17family rather than what i thought we needed so it was worth coming with me then was it absolutely
23:22it's been brilliant you're gonna go show these boys this house then yep yep definitely
23:30nicola and noel were looking for a property with more space i'm so happy to see them getting excited
23:36about house number one it certainly has huge potential and could make a great family home
