You know, recently I was out with a client and the house was built in the 70s and it was in reasonably good shape, and she liked it and we went from one room to the next.

The roof was in decent shape and it really had promise, so I was sort of getting excited as a realtor because as I’m showing them the house, the couple, they were both, you know, enthused by it.

So, we walked around to the back and I was warned ahead of time by the listing agent that the deck pretty much had to be replaced.

While looking at it, oh my gosh, what an eyesore. Well, you know, my client saw that and it just turned her off to the whole house. And I was kind of taken back, yet really not surprised because as we looked at the deck, pretty much the decking had to be replaced and upgraded.
When you do that and keep the bones of the deck, it’s really not that expensive to replace.

So, my customer was thinking $10,000 to replace this deck, when in reality, under $1,500 could do it.
Let’s Look At The Deck…

You know, looking at this deck, it has to be replaced, okay?

So actually, look at the bones, and you’ll feel a little better about it.

So you can see that the posts, right, they’re 4x4.

That would be replaced with code, which would be at least 6x6, if not 8x8.

However, it has the proper footing, so you don’t have to worry about that and then if you look at the beams that go across... They all are in good shape, as is the supporting beam.

However, to add a new floor, you’re going to add probably Trex, and then onto the railing, you could replace it with either new wood or plastic railings that they come about now.

So don’t freak out about the cost just yet, because actually this deck could be salvaged and being the top of the deck, it can easily be replaced with Trex.

Again, you’re just repairing the top side.

Underneath, the beams are in good shape.

So, you get away at a reasonable cost and coming up with a new deck.
