Buying a home has always been sold as the smarter financial choice, but in today’s housing market, renting may actually make more sense.
High home prices and mortgage rates have completely changed the math of ownership. A new homeowner isn’t just paying down a house, they’re also paying thousands in interest, property taxes, insurance, maintenance, and unexpected repairs. And much of that money never comes back. A $450,000 mortgage at around 7% can ultimately cost more than $1 million over 30 years. Add taxes, insurance, and maintenance, and the monthly cost of owning can easily exceed renting. Meanwhile, millions of existing homeowners are locked into mortgages below 4%, giving them little incentive to sell. That keeps housing supply tight, pushes prices higher, and makes entering the market even harder for younger buyers.
Renting has its own problems. Rising rents, landlords, limited stability, and no automatic home equity. But it also offers something increasingly valuable. Flexibility and protection from many of the hidden costs of ownership.
The old rule was simple. Rent if you have to, buy as soon as you can. In today’s housing market, that rule may no longer work.
