00:00G'day guys, welcome back to another video. I've got a bit of a different style of content coming today.
00:06I'm going to be doing a villa or house tour here in Hua Hin, Thailand.
00:11Now, before I get into it, I just want to let you guys know this isn't a promotional video.
00:16I have no affiliation with the developer or the real estate agent.
00:20I'm not trying to sell you guys on this house.
00:23The way this came about was I was literally just sitting on my couch scrolling Instagram
00:28and I saw this property come up as an ad and I clicked on it.
00:31I had a look at a bunch of the photos.
00:33I saw the price tag, which is 10 million Thai baht.
00:36And that works out to be about 280,000 US dollars, maybe close to about 400,000 Aussie dollars.
00:43I'll put the conversions down below, but I sent a message to the agent inquiring about it
00:49because it definitely piqued my interest.
00:51And they said they had some flexible loan terms with the developer and things like that.
00:57And when I looked at the photos, honestly, it looked amazing.
01:00And it really piqued my curiosity as to what you can buy for that amount of money here in Thailand.
01:06And I thought, you know what?
01:07I'm going to go and take a look.
01:09And because I'm curious about it, I thought maybe you guys might be curious too
01:13as to what that amount of money, about $280,000, will get you here in Thailand.
01:19Maybe it's too good to be true.
01:21As I said, this isn't a sales video or anything.
01:24I'm not affiliated with the agent.
01:26I just want to take you guys with me to see what you guys think and what I think.
01:30Is it worth it?
01:31And obviously, there's also some upsides and downsides to investing here in Thailand.
01:36So we're hopefully going to be able to find some of that out from the agent as well.

02:41We're pulling up to the development now.
02:44And I believe it's still under construction.
02:48So we're going to be looking through one of the display homes.
02:53At least that's what I think the agent told me.
02:57I guess we'll see.
03:16Oh, this is a big one.
03:18Already, yeah.
03:19This is an outside barbecue, big pool, whole floor.
03:24This is a four-bedroom.
03:26Yeah.
03:33Okay, so just walking into the front garden.
03:36And there is a really nice lawn with palm trees and this awesome outdoor barbecue area.
03:43It's overlooking the pool.
03:46And how many kilowatts was the solar system, you said?
03:50The standard solar system is about five kilowatts.
03:53Yeah.
03:53And this house has an existing 16 kilowatt solar system.
03:57It's 16 kilowatt solar system.
03:58With three batteries.
04:00Okay.
04:02So it can run entirely on solar or is it?
04:04It can't be run entirely on solar.
04:06Yeah.
04:07So it nearly has no electricity bill.
04:11Yeah, and the electricity is not too cheap here, we've noticed.
04:14We pay 4.8 Thai baht per unit.
04:17Yeah.
04:18Yeah, we usually, we've got a two-bedroom bill over the pool.
04:21And we pay around like 7,000 baht per month, 6,000 to 7,000 baht per month.
04:26It depends how long the aircon is running.
04:29So if you use the aircon the whole day again, it will maybe 10,000, 12,000 Thai baht.
04:33We use it for the solar system, I think you can decrease it down maybe to 2,000, 3,000
04:39Thai baht.

04:40I really like the grass and the palm trees.
04:44I was talking to the developer here and he said, so there's 38 properties here.
04:51Actually, most of them are sold.
04:53They're working on another project.
04:55There's two more available.
04:58And they're all bought outright from foreigners who own companies.
05:03So none of these are leaseholds.
05:05So the price advertised is to actually own the property.
05:09And I'll get a bit into that a little bit more later.
05:12So the land size is about 756 square metres.
05:16And the indoor?
05:18The indoor area is 248 square metres.
05:23So the indoor area is 248 square metres.
05:26Wow, that's quite big.
05:27Yeah, it's really big.
05:28Because it's also a four-bedroom.
05:30It's a very good-sized living room.
05:33This one is a one-bedroom room.
05:35Oh, okay.
05:36It's separated from the house.
05:38So there's a really guest room.
05:40Yeah, and it comes fully furnished.

05:44Price here was 13.4 million.

05:51There are other options.
05:53We start with 9.8 million.
05:55Yeah, okay.
05:56So the starting price is 9.8 million and then they go up to 13.4.
06:00So obviously you're going to get a bigger, better property the more you spend.
06:05Ooh, the size of this TV.
06:09Wow.
06:13Yeah, this house normally comes completely furnished.
06:16And with the big solar system, 13.4 million.
06:19Yeah.
06:20The house starts with 9.8 million.
06:23You will not have a furnisher in it.
06:25So 9.8 million is plus furniture.
06:29But there is the same house, same layout, about 700 square meters length.
06:35Just no furniture.
06:37What about solar?

06:38Solar comes with a standard solar 5 kilowatt system, but not an on and off grid system.

07:30And lots of cupboard space here.
07:37And a mirror.
07:45And a very good quality of tiles and furniture, or built-in furniture.

07:52So now we enter the master bedroom.

08:09And a bigger one room.

08:12And on the right-hand side, you have a bathroom with the box tucked.

08:20It's pretty amazing.

08:24And then, is there another room over here?

08:26There is the guest room.
08:28So this is the third bedroom we have here.
08:30Now this is the fourth bedroom, and this is separated from the whole house, so there are
08:36no disturbings.
08:37This means you have a small bedroom, maybe a combination with a living room, and you have
08:42your own bathroom.
08:44Yeah.
08:44This is probably, we could probably even turn it into an office or something like that.

08:50I'm pretty shocked about how big it is.
08:52I didn't expect it to be this size.
08:54On the photos, it looks.
08:56Sometimes photos make it look like it's big, and then you get there, and it's not.
08:59And it's small, yeah.
09:08Well, it's really nice, honestly.
09:12By far the nicest property we've seen in Hwyat M.
09:16Kind of glad Mandy didn't come with me, because she'd probably be trying to twist my arm to
09:20try and buy it.
09:22Okay, we're just going to go take a look at a second property, just to compare.
09:26This is another one of the developer's properties, and it's just two minutes down the road.

11:29Okay, this is the second property.
11:31It's literally a couple hundred metres down the road and it's different development.
11:36Similar block size, I think the block size on this one is a little bit smaller and this
11:41is a three bedroom, whereas the first place was four bedrooms, but this one feels a little
11:48bit more luxurious, like the pool and the garden area, it actually feels like a resort.
11:53Um, and this one is starting at around 12 million baht, whereas the first one I showed you guys
12:01was 10 million baht, so I don't know what that conversion is, I'll put it down below.
12:07Oh, this nice outdoor shower, that's pretty cool.
12:11This really feels like a hotel.
12:17I'm wondering if this comes with garden maintenance, I'm assuming it does, most places in Thailand
12:23do.
12:27So this is the detached bedroom here, which honestly if I lived here would probably just
12:32be my office.
12:34There's a bathroom, in the spare room, this is the garage, with a bit of an outdoor kitchen
12:51looking area, outdoor kitchen or laundry or something.

13:29Oh wow, Matty would love this walk-in wardrobe. It's huge.
13:46So this one definitely feels a bit smaller
13:49as far as the bedroom sizes and living area goes, but the garden and the pool just feel a lot
13:56nicer.
13:57I don't know which one I like more. I feel like the first one
14:03was bigger and I liked the outdoor barbecue and the size and everything,
14:09but I do really like the garden and the pool here and even the tiles feel just a little bit
14:15nicer,
14:16but honestly they're both pretty bloody good. Okay, so I just got back from looking at the
14:21property. Actually, as you would have seen we ended up looking at two separate properties. I've got to say
14:27I was pleasantly surprised at both of them. Really liked both properties actually. The first one was
14:35way bigger than what I thought it was going to be. I believe he said it was something like 800
14:39square
14:40metres, the whole block. Like just the whole layout of the house was really awesome. Like from when you
14:47walk into the entryway and you got the big carport, a massive, massive grass area with a huge pool and
14:55a really cool outdoor barbecue area, which would be awesome for entertaining friends and family. Four
15:01bedrooms, three bathrooms, I believe. I hope I'm not getting that wrong. It might have been four bedrooms
15:06and four bathrooms. I was really impressed with the first property and that was starting at 10 million
15:12BART. So as I said at the start of the video, that's about 280,000 US dollars, somewhere around 400
15:19,000
15:19Aussie and similar Canadian. We'll put the conversions in down below. Yeah, I had a chat with the developer
15:26while we were there. So the guy who was showing me through, he's the real estate agent. And as I
15:31mentioned at the start of the video, I'm not trying to sell any of these properties. Like I'm not working
15:35on a commission or in partnership with these guys. They were just nice enough to let me film it.
15:41And for me to get to see for myself what that sort of money actually gets you here in Thailand
15:47and
15:48specifically Hua Hin. It's important to note that both these properties are about 10 minutes drive from
15:54the beach, which isn't too bad. I mean, at the moment where we're living, we're like about half that.
16:00We're like maybe four or five minutes drive from the beach. And we are very close to a lot of
16:04things like
16:04gyms and restaurants and cafes. Now these places do have lots of gyms, cafes, restaurants, golf courses,
16:14international school nearby. They're in an area called Hinlek Fae, which is quite a popular area,
16:21especially for people who are living here long term, because it does have a lot of amenities close by.
16:28It's just not quite so close to the beach, but it is very quiet area. Now the second property,
16:34I kind of feel like I preferred the second one, even though it was a little bit smaller. It was
16:40only three bedrooms.
16:42It didn't have that really cool outdoor barbecue area, but it just felt like I really preferred the layout
16:49a little bit more. It's a little bit more open and the pool area was like absolutely amazing. It felt
16:56like
16:57you were at a resort. I feel like if you moved in there, you'd feel like you're staying at a
17:01hotel 24
17:027. I haven't even shown Mandy any of the footage yet. I'm going to show her because I think she'll
17:07love them too. And she's probably going to want to try and figure out how we can buy one of
17:11these
17:11properties, which is what I'm going to get to now. This is probably one of the more confusing subjects
17:16and it's something we had asked a lot, which is like, can a foreigner even own property here in
17:22Thailand? How does somebody go about buying land or property here in Thailand? So I asked the real
17:29estate agent as well as the developer, and I also went on the internet and did a bit of research.
17:34And
17:34this is everything that I've managed to find. So I'll try and cover as much detail as possible here
17:39without dragging this out too much. But basically foreigners can buy property in Thailand,
17:44but there are specific regulations and restrictions that they must adhere to. Number one, condominium
17:50ownership. So most common option for foreigners is buying a condo and that's because you can own
17:58the condo 100%, like you own the entire condo. There is a limit though. So only 49% of the
18:06total floor
18:07area of a condominium building can be owned by foreigners. So if a developer builds a condominium
18:14building, they cannot sell it to all foreigners. It can only be a maximum of 49%, but I believe that
18:20is changing. I have seen some articles saying that they're going to try and up that a little bit.
18:24Also the foreign buyer must buy the property in foreign currency, which must be transferred into
18:30Thailand through a foreign bank account in the buyer's name. There are some tax implications on that.
18:36I know there are some tax rules where if you bring foreign currency into Thailand, you do have to pay
18:41a
18:42certain amount of tax. I asked the developer and the agent about this and they basically said they
18:48couldn't give me any advice about the tax because even the tax agents here don't really know. There's
18:55going to be some changes being made and hopefully early 2025 there'll be a lot more information about
19:01that. But the benefits of buying a condo, no need for a Thai partner or entity and it's a simple
19:06process
19:07compared to buying a house or a villa. The next option is leasing a property. Now this is probably
19:12the most common way of buying property here in Thailand and it's actually technically not buying.
19:17It's a long-term lease and it's usually around 30 years with generally guaranteed renewals after that.
19:24So you would lease the property for 30 years and then after that you can restructure the lease.
19:29However, you don't own the land that the house is on. So for this reason you're probably going to get
19:35the
19:35property a lot cheaper but then again you don't technically really own it. You just own the house,
19:40you don't own the land. It's also important to ensure that the lease agreement is clearly
19:45structured to avoid legal complications in the future. So there have been some stories of people
19:50getting a little bit screwed over by locals when they have done long-term leases. Foreigners don't need
19:56to comply with ownership restrictions related to land and so that's a very popular way of doing it over
20:02here. However, there are some risks involved. The next option is joint venture with a Thai national.
20:08So this is probably for somebody who maybe is in partnership with a Thai person or even in a
20:15relationship or a marriage. Foreigners cannot own the land directly but they can enter into a joint
20:21venture with a Thai national. So the structure is that the foreigner can contribute capital and control
20:28a business that owns the land usually via a Thai company. The Thai national or entity must own at
20:35least 51% of the company though but the foreigner can retain 49% ownership and some of the risks
20:43involved
20:43for that are that the method can be complex and is subject to scrutiny by Thai authorities. It's essential
20:50to ensure that the arrangement is legal and properly structured. So for any of these options
20:55it's really crucial that you actually use a lawyer to draw up the right contract so that you don't
21:01get screwed over really. And this method is mostly used by foreigners who wish to develop land or use
21:07it for business purposes. The next is buying through a Thai company. So this is for land ownership. This is
21:13where you can actually own the land in your name. This is by using a Thai limited company. A foreigner
21:18can
21:18establish a Thai company and own land through it provided the company is majority owned 51%
21:25by Thai nationals. This is a popular method for purchasing land particularly in more rural or larger areas
21:31as it allows for full control by the foreigner in business matters. However, the company must be actively
21:39operating with a legitimate business purpose. So you cannot just come to Thailand and open up a Thai entity
21:47or a business and then go and buy yourself a property. It doesn't really work like that. You actually have
21:52to
21:52be operating a business here in Thailand in order to qualify and be able to buy the land or the
21:58house
21:59or whatever it is. Again, this structure can be complicated and requires careful management to
22:04ensure that compliance with Thai law. Authorities may scrutinize companies that are set up solely to own
22:11land. So again, it may seem like an easy way to just come in and set up a company and
22:16then buy whatever land
22:17or house you want. But it's not quite that simple. You do actually have to have an operating company.
22:22So this is perfect for anyone who is coming to Thailand and maybe wants to set up some sort of
22:27a
22:27physical business here and then you want to buy yourself a house to live in which can be bought under
22:33the Thai company. The next option is foreign owned company. So this is where foreigners may be able to
22:39purchase property through a company if the property is intended for business or investment purchases. So
22:46the company can be majority foreign owned in certain cases, especially if the property is for business
22:52development or is used for commercial purposes. So that doesn't really apply to anyone who's just
22:59looking to buy a house to live in. This is really if you're looking to buy land to operate a
23:04business.
23:05So look, personally, just having a look through all of that information, owning property in Thailand
23:10doesn't automatically grant you a visa or residency rights either. So you need to make sure you do have
23:17the right visa. If you're setting up a company in Thailand, then you need to get a work permit to
23:23be
23:23able to stay in Thailand. It's not as simple as just setting up a business and then you've got a
23:28visa.
23:28So look, there's a lot of hoops to jump through in order to buy property here in Thailand, but it
23:35is
23:35possible. And if you do a lot of research and especially, I can't emphasize this enough, get a
23:41good lawyer. You need to get a good lawyer if you're looking at purchasing property, whether it's a leasehold
23:46or a freehold. The first development we went and looked at, the developer told me that he only does
23:53freehold. He does not do leasehold to anybody. All of the properties that he builds are sold as freehold
24:00properties and everybody who has bought those properties buy them under a Thai business that has been
24:07set up. I think it's pretty interesting. I think for what you get for your money over here in Thailand,
24:13I mean,
24:13I don't know about you guys, but where we used to live back home in Australia, 400,000 Australian
24:18dollars doesn't get you much. In fact, I think you'd be lucky to get a one bedroom apartment.
24:23Whereas as you could see by the property tours that we just did, you're getting a four bedroom
24:29house on a big block with a big pool. I'm pretty sure it would come with gardening maintenance as well.
24:36And it's really, I think if you're looking at retiring here, or maybe you're a young family
24:41like us, it could be a really good option for you. And I think it could also be a good
24:45investment
24:45personally, because I just feel like Hua Hin specifically is still quite a cheap place to
24:53purchase property. And I think the price of property here will only increase over the next few years.
24:59But that's my opinion. I will leave some links to some more information about buying property.
