00:00Why is this managed industrial park model becoming more relevant today for businesses?
00:07Investors are no longer evaluating industrial parks purely as real estate assets,
00:11but whether the location can support their business over the next 10 to 20 years.
00:17They are looking into long terms.
00:18They want assurance that the infrastructure can keep up with technological advancement,
00:23sustainability requirements can be met,
00:25and the stronger environments will continue to support their growth ambitions.
00:30Many of the earlier industrial parks served Malaysia exceptionally well
00:34and played an instrumental role in our industrialisation journey.
00:39However, the changing business needs have raised expectations,
00:43and this is where MIP model becomes relevant.
00:47In many ways, this shift reflects the next chapter in the evolution of industrial developments,
00:54and in alignment with national aspirations,
00:57we developed NCT Smart Industrial Park, NSIP, fully under the MIP framework introduced by the Selangor State Government
01:06to support business through clearer standards and professional park management.
01:13NSIP is premised upon key MIP principles such as dedicated park management to ensure coordinated operations,
01:21gated and guarded security for controlled access,
01:26shared-use facilities that improve operational efficiency,
01:31flexibly designed industrial units that cater to different business requirements and commercial components
01:37that support wider industrial community within the park.
01:42Looking ahead now, what will ultimately separate an industrial park that's going to thrive over the next decade
01:49as compared to those that will be left behind?
01:52Yeah, industrial parks have remained competitive, especially in the recent years,
01:56and I believe in the future, it will continuously involve,
02:00especially with more automated mechanism, operations, decision-making are going to be more data-driven.
02:13So, you know, industrial parks are expected to level up, right, gradually, day by day,
02:20and with all the AI integration and data banks built through this process,
02:26I think it is good for the industry because investors who will be attracted can house their operations in the
02:39country itself.
02:40And, you know, more investments would bring about more optimistic economy performance to the country.
02:48So, industrial parks that are agile and adaptive to these changes are able to continuously upgrade their operational capabilities
02:59by maintaining higher infrastructure qualities and facilitate changing tenant requirements will definitely have an edge.
